Q. What is the purpose of a home inspection?

A. A home inspection is performed after the buyer and seller have entered into a written contract. It’s a review of the home’s condition, including the heating system, attic, foundation, and a mold review. The point is to identify any area of the home that needs replacement or repair. You’ll use the report to set the final price of your purchase.

You may choose to buy the house and make the repairs, or you may walk away from the property if the costs would be too high for your budget and the sellers refuse to lower the price or make the repairs. You can get your earnest money back provided your contract has a “sale contingent on inspection” clause.

You’ll also need to get an appraisal, which serves to assess a value to the property. You need to know that the property you’ve selected will appraise at or above the amount you’ve contracted to pay for it.

The Lakeview Express chairlift and trail at Mt. Rose Ski Tahoe is officially open! The Lakeview Express will change the way skiers and riders experience the mountain and was the largest capital improvement project in the history of the resort. 

Skiers and riders can expect a 4 minute ride time with expansive views of Lake Tahoe. It is able to move 2,400 people per hour and allows for a better flow across the mountain.

Add a little extra pizazz to your home during the holidays with a creative DIY wreath!

  • Gold Leaf Wreath: Grab a can of metallic spray paint to transform a magnolia-leaf wreath into a beauty! Pluck out a few leaves, coat them in shimmery copper, and disperse them throughout once they’ve dried. Add a bow for additional impact.
  • Herb Wreath: Turn your favorite herbs into a simple yet functional wreath that smells ahhh-mazing.
  • Citrus Wreath: If evergreen seems too “normal” for you, try a homemade wreath of citrus fruits. Begin with a circular piece of florist’s foam and use wooden florist’s picks to secure larger pieces of fruit (like oranges) first. Then, move to smaller pieces of fruit like clementines, limes, and lemons. Garnish with a thick velvet ribbon.
