With summer comes one of the busiest times of the year for Northern Nevada real estate. The June 2026 housing numbers show that the Reno/Sparks market remains remarkably resilient. While inventory is still limited enough to favor sellers, buyers are seeing more opportunities than they did during the frenzy of previous years.

The biggest takeaway? The market is active, healthy, and increasingly balanced—but success still depends on strategy. Well-priced homes continue to attract attention quickly, while buyers who come prepared have more negotiating opportunities than they have seen in several years. These trends align with broader June market activity across Reno and Sparks, where inventory remains below a balanced-market level even as buyer activity continues to strengthen.

June 2026 Market Snapshot

Compared to June 2025:

  • Median Sales Price: $640,250 (+5.0%)
  • Closed Sales: 468 (+7.6%)
  • Median Days to Contract: 15 days (31.8% faster)
  • List Price Received: 99.2% (+0.5%)
  • Median Sold Price per Sq. Ft.: $334 (+3.4%)
  • New Listings: 528 (-10.2%)
  • Active Inventory: 824 homes (-29.1%)
  • Months of Supply: 1.8 months (-34.1%)

Compared to May 2026:

  • Median Sales Price increased 1.6%
  • Closed Sales increased 5.9%
  • Days to Contract increased to 15 days (a normal seasonal fluctuation)
  • List Price Received remained essentially unchanged at 99.2%
  • Price per Square Foot slipped 2.5%
  • New Listings decreased 13.4%
  • Active Inventory decreased 2.9%
  • Months of Supply declined 8.3%

What These Numbers Mean

At first glance, several statistics may seem contradictory. Sales are climbing, prices continue to appreciate, yet inventory remains historically low.

In reality, these numbers paint a picture of a market that continues to experience strong demand with limited supply.

Home values continue their upward trend, reaching a new median price of $640,250, while buyers purchased nearly 8% more homes than they did one year ago. At the same time, sellers introduced fewer new listings, keeping available inventory tight and preventing the market from becoming oversaturated.

Perhaps the strongest indicator of market health is the 15-day median time to contract. Even with mortgage rates remaining higher than many buyers would prefer, desirable homes are still attracting offers quickly.

Meanwhile, sellers continue receiving an average of 99.2% of their asking price, reinforcing that correctly priced homes remain highly competitive.

What This Means for Buyers

While Reno and Sparks continue to favor sellers overall, today’s buyers are in a stronger position than headlines might suggest.

More Predictable Competition

The frantic bidding wars of recent years have eased in many neighborhoods. Buyers are finding they have enough time to perform inspections, evaluate financing options, and make thoughtful decisions without feeling rushed into every purchase.

That doesn’t mean waiting is a good strategy.

Inventory remains extremely limited at just 1.8 months of supply. A balanced market typically carries five to six months of inventory, meaning well-priced homes continue to attract significant attention. When a home checks all the boxes—great location, updated condition, realistic pricing—it often goes under contract within two weeks.

Home Values Continue to Rise

The 5% annual appreciation demonstrates that Northern Nevada real estate continues building long-term value. Buyers hoping prices will fall substantially may find themselves paying more later if appreciation continues.

Negotiation Opportunities Still Exist

Not every listing is receiving multiple offers.

Some sellers have become more realistic about pricing, creating opportunities for buyers to negotiate repairs, closing costs, or favorable contract terms—particularly on homes that have been on the market longer or are priced above comparable sales.

The key is understanding which properties are truly competitive and which ones present leverage.

Homes that deliver these qualities continue to perform exceptionally well.

Pricing Correctly Is Critical

Receiving 99.2% of list price doesn’t mean every home sells for full price.

It means well-priced homes are earning nearly every dollar they’re asking.

Homes that begin overpriced often require price reductions later, resulting in longer market times and diminished negotiating power.

Launching at the right price from day one remains one of the most effective ways to maximize your final sales price.

Inventory Still Works in Your Favor

Even though inventory has increased from historic pandemic lows over the past couple of years, 824 active homes still represents a relatively tight marketplace.

With fewer new listings entering the market in June, sellers continue benefiting from limited competition.

That creates an excellent opportunity for homeowners who are properly prepared before listing.

As we move deeper into the summer selling season, Reno and Sparks continue to demonstrate the characteristics of a healthy, active housing market.

Home prices remain strong.

Buyer demand remains steady.
