August’s market snapshot provides useful context for the season ahead. The data reflects a shift toward a more measured pace without suggesting a fundamental change in the market’s underlying direction. As buyers and sellers enter the fall season, preparation, realistic expectations, and a clear strategy will be especially important.

What These Numbers Mean

August’s Reno–Sparks single-family market remained competitive, but showed a typical late-summer slowdown in activity. The median sales price was $622,500, up 6.4% from August 2025, while the median price per square foot rose 5.5% year over year to $339. These annual gains indicate that home values continue to hold firm despite a modest month-over-month price adjustment of 1.1%.

Sales and new listing activity both slowed from July, with 372 closed sales and 416 new listings. At the same time, active inventory fell to 884 homes, down 23.1% from a year ago, which continues to limit the number of choices available. Homes took a median of 26 days to go under contract, and sellers received an average of 98.9% of their list price—evidence that well-positioned homes are still attracting serious buyer attention.

The market is not as fast-paced as it was earlier in the summer, but with only 2.4 months of inventory, supply remains relatively tight. The increase in months of supply from July gives buyers somewhat more breathing room, while the low overall inventory level continues to support pricing for sellers.

What This Means for Buyers

  • You may have a little more time to evaluate a home than you did earlier in the summer, as the median time to contract increased to 26 days from July.
  • Competition has not disappeared. With only 2.4 months of supply and inventory substantially below last year’s level, desirable and accurately priced homes can still move quickly.
  • Pricing remains important. Although the median sales price and price per square foot eased slightly month over month, both are meaningfully higher than a year ago.
  • Be prepared before you shop. A clear budget, current pre-approval, and a plan for making a strong offer can make a meaningful difference when the right home becomes available.

What This Means for Sellers

  • The supply-and-demand balance remains favorable. Active inventory is down 23.1% year over year, helping maintain support for home values.
  • Accurate pricing is essential. Buyers are still paying close to asking price on average, but the 98.9% list-price-received figure reinforces the importance of entering the market at a realistic, competitive price.
  • Presentation and marketing matter. With more time on market than July, sellers should ensure their home is well prepared, professionally marketed, and positioned to stand out.
  • Expect informed buyers. A modest month-over-month cooling in price and activity means buyers may be more selective and attentive to condition, value, and concessions.

Looking Ahead

As we move into fall, market activity may continue to follow seasonal patterns, with fewer new listings and a more deliberate pace among buyers. However, limited inventory and year-over-year gains in both median price and price per square foot provide a solid foundation for the Reno–Sparks market. The months ahead will likely reward buyers who are prepared to act when the right opportunity appears and sellers who combine thoughtful preparation with a strategic, data-informed pricing plan.
