What’s Coming To Reno/Sparks: Exciting Commercial Developments To Watch In 2025 And 2026

Here’s a look at some of the most anticipated projects breaking ground or coming to completion in 2025 and 2026:

Kiley Ranch Marketplace (Sparks)

Sparks is about to welcome its first new power center since 2005. Barclay Group is developing a 400,000-square-foot retail center on a 46.7-acre site, bringing a fresh shopping and dining experience to the area. Located in the Kiley Ranch community, this project—dubbed Kiley Ranch Marketplace—is slated to open its first phase in late 2026 and is expected to be a retail destination for both residents and visitors.

Reno Experience District (Former Park Lane Mall Site)

One of the most ambitious mixed-use projects in the region, the Reno Experience District (RED) continues to take shape on the site of the former Park Lane Mall. When complete, RED will feature luxury apartments, retail and restaurant spaces, hotels, green space, a market hall, and even a tech campus. Construction has been ongoing since 2019, and additional phases are expected to continue through 2025 and beyond.

Industrial Development at Tahoe-Reno Industrial Center (TRIC)

Northern Nevada’s industrial sector continues to boom, particularly at TRIC. Two major projects are making headlines:

  • Tolles Development Project: This 290,000-square-foot warehouse on a 15.8-acre site is scheduled to break ground in 2025. It’s designed to meet growing demand for logistics and warehousing in our region.
  • Novva Data Center: Slated to be a major player in the region’s tech infrastructure, Novva is building a 300,000-square-foot, 60-megawatt data center on a 20-acre campus. Though the initial opening is expected in late 2024, buildout and future expansion will likely continue through 2025.

Multi-Family and Mixed-Use Developments

Several other mixed-use developments are being proposed and planned throughout the region. One of note is a $30 million project that will combine residential living with office space, restaurants, and retail. These types of projects are designed to bring convenience, walkability, and community living together—something we’re seeing more of as demand for modern, flexible spaces continues to rise.

Infrastructure Projects That Will Shape the Region

  • Mill Street Capacity and Safety Project (Reno)
    Set to begin in April 2025 and finish by mid-2026, this Regional Transportation Commission initiative aims to improve traffic operations and safety along a vital Reno corridor.
  • Arlington Avenue Bridges Project
    With construction scheduled to begin in May 2025, this project will involve bridge replacements and park updates. Wingfield Park will be closed during the project, with completion expected in summer 2026.
